With over $300M+ in sales, I've priced enough homes to know when the strategy is wrong, not just the number.

A seller came to me after their home sat on the market with another agent. Listed at $2,388,000, cut to $1,998,000, then cut again to $1,888,000. By the time they called me, they'd lost months and the market had started to question the home.

I took the listing at $1,988,000, not a low-ball, but the right number for where buyers were actually positioned. It sold for $2,105,000.

That's $217,000 above where it was sitting when I got involved.

The problem was never the home. It was the strategy.
